from my experience (my friends, they are in the group of 3x-4x now)...........
All of them want to buy their flat.
One group of them bought their flat more than 10 years before (when they got marry, having bb......) Some of them have already bought 2 or more flats now. Everytime when the price drop, they bought 1 flat (such as 1989, 2000-2004)
The other group of them still talking about to buy their falt. They just say if it drop to xx%, then they will buy a flat. However, when the price droped, they will say 經濟唔好,會唔會被辭退/減薪? Only the fool will buy the falt now! Therefore, they still rent their until falt now.
If you think it is the right time, then go ahead !

你話有啲朋友趁樓價一跌就買, 有2間或以上嘅樓, 咁佢地而家點呀???

有句說話係”富貴險中求... 假如而家賣晒出去, 估計套現接近1000萬, 老實講, 我地呢d日挨夜挨, 死慳爛慳, 先至勉強夠交個細單位既首期, 人地10幾年時間由幾十萬變成千萬富翁, 唔通唔係講運?

Me too, I hope to have my own apartment but the property price is too high. I am not an investor, so whether the property price will go up or not after I made the purchase is not a matter to me. However, of cox, if I can enter into the market at low price, my burden will be less and more $$ can be saved for my baby and retirement... and I can retire earlier!

I think no one wants the market falls down deeply. However, for those who are not an investor, and that they want to have their own property (just like me), do hope that the property price can go down to a reasonable level...

Now I am trying to follow their 'steps'!

The main point for them is:
They buy the first flat before having kids. They fully paid in 10 years (because they don't need to put too much $ on the family). Then, they buy the second flat and rent it out. The rent is almost enough for the mortgage. However, they put their extra saving for the bank every year (as they don't need to pay rent and mortage, they can save $). They can fully paid for the second flat in 10 years. And some of them already bought the third falt.........by the same formular!!!!!!
I ask them would they want to sell their flats when the market is high? They all say no. They don't care too much about the price in short peroid. They say that they are not smart enough to predict the market. However, for long time (say 50 years), the market must rise. They can earn the rent, as well as the price (rise) when they are old.

我想同大家分享一下我的經歷。其實我覺得香港既樓市長遠是向好的,如果打算自住既姐妹只要計清楚自己可負担既能力,就幾時入市都唔係好大問題。我覺得市好市淡只是入市時用來講價的疇碼。
其實我自己是過來人,我在2000年年初時申請了首置和老公買了自己的第一層樓,月供只佔人工的23%,而且只做15年按揭,務求盡快供斷。
到2001約10月,我地買多一層作投資之用,這層既策略和自住的一層完全相反。我記得當時我地係用咗5%首期﹝因為當市道不好,發展商有一個首兩年免供免息既二按﹞,然後做最長25年按揭,這個策略既目的是用最少既錢。當時我們打算等租客替我們供樓,25年後我們所收的租就可以成為日常既生活費。
其實當時好多朋友都覺得我地好勇。不過因為我地一早巳經做好哂風險平估,所以即使去到911和SARS,我們都能守得過。其實年輕絶對是我們的本錢,因為年輕的我們才有資格和銀行,掙取較長的供款年期,所以如果我們的工一不穩,我們可以要求攤長供款年期或只供息不供本,以應付一時的經濟問題。其實當時用來投資的一間所收的租金未夠完全支付所有相關開支,不過我們每月亦都只是多付約千多、二千元,其實咁同供個基金差唔多。由於該物業在香港島傳統名校區,所以從來都未試過納空租,而且租客亦算有質素。就係咁,我地就一直持有直到上年年中。後來因為我地要換樓,所以才把第二層賣了套現,帳面上樓價升了約30%,雖然唔係好多。但卻足夠我換間大的首期了。而自住的一間亦在早排賣了,帳面都升了約50%﹝因為打算生BB,怕工作不穩,再加上舊居樓齡不輕,所以才放售﹞。其實如果唔係因為想住大一點,賣第二層所收到的錢是足以cover哂第一層所有loan的。
而家馬後炮咁講,好多人都話我入得合時,話我好彩,但試想想如果而家係03年,我兩層樓都跌咗40%,咁大家就唔會咁認為,可能會替我可憐。其實馬後炮個個都識,但當時自己做決定時,邊個會估到有911、有SARS?
其實人地點講人地既事,只要自己力量而為、計清楚數,買來自住既問題是不大的。
不過當然唔係一句自己付担得起就亂入市,我認為買樓﹝自住﹞都有幾個原則:
第一,在香港買樓一定要買地點,除非有特別需要,如要住近家人,否則最好選擇市區、交通方便、好校網。如果這是你第一層樓,這些因素更重要,因為這些因素決定你在唔好彩有經濟困難時可攻可守。我仲記得當時我買第一層樓時,有個朋友笑問我做咩買過對面海咁遠,仲要買層舊樓,我話佢聽因為個校網,佢當時仲笑我洗唔洗諗得咁遠。
第二,是不要以豪宅價買所謂的豪宅,在香港真正的豪宅是買埋你的隣居的,如果你認為某某大名人會住在紅碪那個前居屋盤,那就是豪宅,否則佢有咩能耐能比四周的屋苑貴40%以上。
第三,在而家低息時期,供樓不要太盡﹝年期、月供﹞,除非你非常之年輕,預算自己的薪金會有超理想的增長。否則一旦加息,那就好易令自己失預算。
如果考慮過後,認為自己能afford得起,就可以在市淡時向業主殺價。

地點好嘅樓其實唔一定好貴,不要只攻知名度高的樓宇,睇樓時要睇多一D不同的屋苑,如果是上車,就不要厭樓舊,有時舊既實用又高、間隔又好,最重要的是好多時佢地會比知名度高的屋苑平好多。還有而家個市氣氛咁差,睇樓時記得大胆還價。
不過如果計清楚後仍然覺得自己afford唔到就即係話個樓市和你的能力距離太遠,咁就千期唔好夾硬來,先留一留力吧。我相信這個次按風暴會令香港樓市會有相當大的調整﹝我整體樓市會1x%-20%跌幅﹞。而家得閑就去睇下樓先,得閑上網估下價,然後計定哂自己的能力,等有個別平盤一出你就可以即時入市。不過還有一樣要提一提大家,要睇樓記得搵多幾間agent,咁樣你會比較易掌握到個市架。

不過而家冇首置,其實有能力做到咁,都可能只係個班30-40歲。講真以而家咁既樓價,而家年青一代真係好難去買樓,大學出來借埋grant loan 既都起碼揹左10萬債,分5年還,每季冇4-5千。岩岩出來社會,頂多搵皮幾,又要車錢又要俾屋企,除非唔洗養家or 一畢業出來做i-bank。唔食唔著,頂多一個月蓄一兩千,咁蓄幾多年先有首期? 上年股市好又敢博可能搵到個首期,但係遇著今年咁,想係股市增值都難,唔好話生仔買樓,婚都未有錢結。
仲有,如果有d一畢業出來要幫屋企一起供樓,到自己結婚都唔會有多餘錢去買樓。要知而家一代,周街都係大學生,好多本身屋企又唔係富有,真係唔怪得d人話樓價太高,想佢跌架。當然有樓既人就唔想會跌。

我老公就係唔鍾意舊樓, 佢要有club house...

其實我地可以負擔到比我地而家所定目標樓價再貴少少嘅樓, 不過我地唔想供得辛苦, 又唔想無咗而家嘅生活質素...

我想請教吓各位, 通常人地開價, 我地應該還幾多呢 (%)???

仲有呀, 搵多幾間agents?! 以我所知, 如果我買嗰個單位, 幾間agents都帶過我去睇, 咁我要分別比幾間嘅佣架喎...
